Leasing Only: Tenant Placement

·         Initial meeting and consultation, including free appraisal of rental value
·         Professional photos and video tour
·         Advertising and showing your home
·         Thorough credit, criminal, court, eviction and rental history reports of prospective tenants
·         Negotiating and executing the lease
·         Thorough move-in inspection with video documentation
·         Full documentation of lease and move-in inspection provided to the owner
 
Windermere Property Management charges 1 months rent (withheld from your new tenants)

 

Full Service Management

·         Leasing of the property as described above
·         Rent collection and enforcement of lease terms
·         Owner web access for account information
·         Direct debit for tenant rent payments and owner deposits
·         Oversight of any necessary repairs to maintain the value of your property by licensed, insured vendors
·         Seasonal letters regarding upkeep and maintenance
·         Drive-by visual inspections and periodic interior inspections of the home
·         All accounting activities including mortgage, insurance, tax and bill payments
 
Windermere Property Management charges 1 months rent (withheld from your new tenants) plus 10% of monthly rent (beginning at Lease Start Date)
